Why the Data Center Estimate Leaves No Margin for Error

Data centers are no longer a niche category. The U.S. Census Bureau now publishes them as a standalone line inside its Value of Construction Put in Place survey. On the demand side, the U.S. Energy Information Administration projects that data center server electricity use will climb from about 7% of commercial-sector consumption in 2025 to between 22% and 33% by 2050. That curve is what drives the redundancy and cooling scope you are being asked to price.

Run the error math. At roughly $10.7 million per megawatt, a 50 MW hyperscale build carries about $535 million of construction cost. A 5% miss is $26 million. Even on a single 5 MW colocation hall, 5% is more than $2.5 million. This is well beyond the margin on most mission-critical packages.

Cost per square foot varies a lot depending on the type of facility. Basic enterprise-grade buildings cost less. Tier III and Tier IV or hyperscale facilities cost more. AI-optimized facilities with liquid cooling systems cost the most. Even the cost per megawatt changes from year to year, as power demand and equipment prices shift.

Two factors affect the cost more than square footage ever will: power density per rack and redundancy tier. A facility built for high-demand AI computing needs a completely different electrical and mechanical setup compared to a standard enterprise data center. Even upgrading the backup power system mid-project can add tens of millions of dollars to the total budget on its own.

Why Data Center Estimating Is a Different Discipline

Redundancy multiplies the quantity profile

An N+1 or 2N design duplicates feeds, distribution paths, cooling capacity, and backup power for extra safety. If your takeoff just counts what's shown on the drawings, the estimate might look accurate, but it will likely fail once actual costs are locked in.

White space installs nothing like support areas

Work speed inside a data hall, where there's containment and limited access, is slower than in hallways, office areas, or a generator yard. If you use one average labor rate for all these areas, you'll end up underpricing the most difficult and time-consuming parts of the job.

Equipment dominates the number

Electrical infrastructure is usually the biggest cost category in a project. Equipment like switchgear, transformers, generators, and UPS systems can take a long time to arrive. Because of this, delivery timing needs to be included as part of the estimate itself.

How do you handle N+1 and 2N redundancy in the takeoff?

Redundancy intent is read off the one-line and riser diagrams before measurement begins. Then it is quantified as separate distribution paths so duplicated feeders and cooling capacity are never averaged into a single run.

Do you estimate liquid-cooled AI facilities?
