What we takeoff

Framing Estimating Services We Offer

We cover the full rough carpentry scope, from sill plate to roof sheathing. This includes CSI 06 10 00 Rough Carpentry, 06 11 00 Wood Framing, 06 17 00 Shop-Fabricated Structural Wood, and CSI 05 40 00 Cold-Formed Metal Framing for light gauge steel.

  • Lumber Takeoffs

Our team prepares detailed lumber takeoffs that count and size every piece of framing shown on your drawings. This includes studs, plates, headers, beams, joists, rafters, blocking, sheathing and hardware. You get a clean material list, ready to send to your supplier.

  • Wall Framing Estimates

We take off exterior walls, interior walls, load-bearing walls, partitions, and shear walls, separated by height, thickness, and stud spacing. Tall walls and standard walls are priced differently, which keeps your labor number honest instead of averaged.

  • Floor Framing Estimates

Our estimators quantify floor systems, joists, I-joists, open-web trusses, rim board, and subfloor sheathing. You get the exact quantities needed for each level, so nothing is ordered twice or left short on site.

  • Roof Framing Estimates

We count every part of the roof such as rafters, ridge boards, hips, valleys and collar ties, for a stick-built roof. We also do a full truss count with the layout when trusses are used. Whether the roof is cut on site or delivered as a truss package, your estimate matches how it will actually be built.

  • Light Gauge Steel Framing

Our expert team takes off cold-formed steel by gauge, web depth, and flange width, including load-bearing studs, tracks, joists, headers, bridging, and clips. Projects that mix wood and steel come back as one complete estimate rather than two separate files.

  • Connector and Hardware Takeoffs

We list hangers, straps, hold-downs, anchor bolts, and fasteners as separate line items. These are small-value items that add up quickly. Leaving them out is one of the most common reasons a framing bid comes in short.

  • Material Cost Estimates

For accurate material cost estimates, we price every material quantity using our zip-code cost database of over 10,000 line items, with waste factors applied by material type. Your pricing reflects your local market, not a national average.

  • Labor Cost Estimates

At SMA Estimating LLC, our experienced estimators calculate labor hours by scope, using realistic crew sizes and production rates for the type of framing on your plans. Our detailed labor takeoffs help you understand the workforce and hours needed for each part of the project, so you can price your bid with confidence.

  • Equipment and Access Costs

We include lifts, cranes, scaffolding, and other access equipment where the drawings call for them. These costs are easy to forget during a rushed takeoff and expensive to absorb once the job starts.

  • Marked-Up Plans

We color-code every plan sheet to show what was measured and where it appears in the estimate. If a general contractor questions a quantity, you can point to the exact sheet instead of recalculating under pressure.

  • Bid-Ready Cost Summary

We assemble everything into one organized summary that separates material, labor, equipment, and waste. You can review it, apply your own markup, and submit the same day it arrives.

The numbers behind the scope

Why Framing Is the Estimate You Cannot Get Wrong

Framing is not a line item you can estimate by guesswork. The National Association of Home Builders' 2024 Cost of Construction Survey puts framing at 16.6% of total construction cost on a new single-family home once trusses, sheathing, and structural steel are included. Framing alone is the single largest detailed line item on the entire breakdown at 11.6%, or $49,763 per home, ahead of excavation and foundation work at 10.0%.

NAHB 2024 Cost of Construction Survey
Metric Value
Framing stage share (incl. trusses, sheathing, structural steel) 16.6%
Framing stage cost per home $71,084
Framing subcomponent alone (largest single line item) 11.6%
Framing subcomponent cost per home $49,763
Average total construction cost $428,215

A 5% error on a $70,000 framing scope is $3,500 off your bid. On a ten-unit townhouse project, that same error rate is $35,000, which is the entire margin on most framing jobs.

That’s why we provide precise and accurate framing estimating services you can rely on. Our experienced team carefully reviews every detail to help you avoid costly mistakes and bid with confidence.

What Does Framing Cost Per Square Foot?

Framing cost per square foot moves with wall height, stud spacing, roof complexity, lumber species, and your local labor market. The ranges below are typical of U.S. projects and useful for early budgeting, not for bidding.

Project Type Material ($/sq ft) Labor ($/sq ft) Total Framing ($/sq ft)
Single-family home (stick-built) $5 – $9 $6 – $11 $11 – $20
Custom and luxury homes $8 – $14 $9 – $16 $17 – $30
Townhouse and multi-family $4 – $8 $5 – $10 $9 – $18
Additions and remodels $6 – $11 $8 – $15 $14 – $26
Light commercial (wood) $5 – $10 $7 – $13 $12 – $23
Light gauge steel framing $7 – $15 $8 – $14 $15 – $29

For reference, NAHB's $49,763 framing figure across an average 2,647 sq ft home is roughly $19 per square foot.

A square-foot figure is a sanity check, not a bid. Two homes of identical size can differ by 30% once 10-foot walls, cathedral ceilings, or a cut roof enter the drawings. Only a real takeoff closes that gap.

Six simple steps

How Our Framing Estimating Process Works

From the moment your plans land with us to the moment you send your bid, here is exactly what happens.

Send Us Your Plans

  1. Send Us Your Plans

Send us your architectural and structural drawings, specs, and any addenda. PDF is preferred, but Dropbox, portal, or plan room links also work. Tell us your bid due date.

  2. Receive Your Fixed Quote and Timeline

We review the drawings first, then send you a fixed fee, a turnaround time, and a delivery date before any work starts. There is no open-ended hourly billing and no surprise invoice.

  3. Confirm the Project Scope

Our expert estimator checks the structural sheets against the architectural sheets. If something conflicts or is missing, we ask you before we start counting.

  4. Complete the Detailed Framing Takeoff

Every framing member is measured and quantified in digital takeoff software, with color-coded markups so the work traces back to the plan.

  5. Calculate Material and Labor Costs

We price materials by zip code, labor hours by crew and production rate, waste factors by material, and equipment as required.

  6. Senior Review and Finalize

A senior estimator double-checks the file. You receive it in Excel and PDF, and we walk through it with you if you have questions.

Questions we get asked

Framing Estimating FAQs

What documents do you need for a framing estimate?

At minimum, architectural and structural drawings in PDF. Floor plans, elevations, sections, wall schedules, framing notes, wall heights, wood species, and any addenda make the estimate more accurate. Bid sets, schematic design, and construction documents all work. If you only have partial drawings, send what you have, and we will tell you exactly what is missing before quoting.

How much does a framing estimate cost?

The cost depends on project size, number of floors, wall and roof complexity, and how complete the drawings are. Some estimating firms bill hourly, commonly $40 to $50 per hour. We do not. Send your plans, and you get a fixed fee for the whole job before any work starts, so you know the exact cost up front.

In what format do I receive the estimate?

Excel and PDF. The Excel file is unlocked and can be delivered in our template or yours. Color-coded takeoff sheets are included so you can see how every number was reached.

What is the difference between a framing takeoff and a framing estimate?

A takeoff is the measurement stage, where every stud, plate, joist, rafter, and sheet of sheathing is counted and sized off your drawings. An estimate is what comes next, when those quantities are priced with current material costs, labor hours, equipment, and waste factors.

How fast can you turn around a framing estimate?

Most residential framing estimates are delivered in 24 to 48 hours. Larger multi-family and commercial packages take longer, and we confirm the exact delivery date in your fixed quote before any work begins.
